The owners of this spectacular grade II property dating back to 1909 in rusticated stone in the Jacobean style know as ‘The Hill’ in Market Harborough struggled to secure support and permission to add usable accommodation for the family, even the conversion of the attic was problematic. Leaf saw an opportunity to design a striking contemporary linked garden pavilion using a level change in the gardens to the rear. This would be accessed via a new stone spiral staircase within one of the formal reception room to a glass roof link below ground to this new family space containing kitchen, dining and living along with utility and office/guest bedroom. The benefits of this space would be that its green sedum roof would make it significantly concealed from adjacent owners yet benefit from direct level access to the former rose gardens and west facing sunset. The scheme also included a new garage and office, reorganised parking courtyard and boundary walls. Leaf obtained full planning permission and listed building consent in 2019.
